I signed a large 3 year lease to rent lot space for my business. If I lose my contract and can't pay?

the monthly rent.. I'm sure I will lose the deposit. However, do you think the property manager will come after me for the equivalent of the next 3 years of rent? I'm sure it will at least kill my credit right?

If you give up the property prior to the end of the lease you could be responsible for the remaining months rents, however the Lessor/owner must make a good faith effort to find another tenant. If he finds another tenant say three months after your default you would only be liable for those three months of rent he lost less your deposit.

A good faith effort would be advertising in the newspaper for a tenant or just putting a For Lease sign on the premises .
